What working together looks like

Buying

Most of what I do. From the first showing through the keys, you'll know where you stand and what the next move is.

  • Search set up around what you actually want, not just what's listed
  • Honest read on condition, location, and what a house is worth
  • Offer strategy built around your financing, not against it
  • Inspection, appraisal, and repair negotiations handled directly

Selling

If you need to sell to buy, that's one plan, not two. Pricing, prep, photos, and timing get coordinated with your purchase so you're not guessing at the overlap.

Before you start looking at houses

The standard advice is get pre-approved first, and that's right. But the more useful step comes before it: figuring out whether you're actually ready to buy, and what's driving the move in the first place. More space, a shorter commute, done renting, a job change, a family change. That answer shapes the price range, the timeline, and the type of house we look at. It's a short conversation and it saves people months of looking at the wrong homes.

Both sides talk to each other throughout. You shouldn't have to relay messages between us.

Preferred lender

The financing side is handled by Lesser Lending.

Your agent finds the house. We make sure the money side is figured out before you write an offer, so your offer holds up and your closing doesn't turn into a fire drill.

What to expect

A pre-approval should tell you more than a number. Here's the order things happen in.

01

A real conversation first

Cash, income, credit, and what you actually want your payment to be. Four things, one call. That conversation shapes everything after it.

02

Documented, not guessed

We review credit, verify income, and look at your assets up front. That's the difference between a pre-approval and a printed opinion.

03

Your options, side by side

Down payment, points, seller credits, buydowns, assistance programs. You'll see how each one changes your cash to close and your payment before you pick one.

04

Backing your offer

When you write, we're reachable, and we'll talk to the listing agent directly when it helps your offer get taken seriously.

05

Updates you didn't have to ask for

Weekly status through closing for you and your agent. If something goes sideways, you hear it from us early, with options attached.

Start with a conversation

No application required to talk it through. If you'd rather just see numbers first, the calculators and program tools are open to anyone.
